Why Did Your Membrane Roof Suddenly Fail?

Membrane roofs fail due to various factors. Often, it’s because of poor installation, material defects and other unforeseen factors. Here are common reasons why membrane roofs fail.

Adhesion and Application

Membrane roofs can have problematic adhesion or application. Whether the material requires glue, tape, asphalt, welding or a torch-down sealing procedure, your roofers must perform the task expertly. Have them redo the work if your membrane roof fails before its expected lifespan.

Overlaps

Seal failure often happens in the area where a membrane overlaps another. The contractor must ensure the flashing seams do not prematurely fail due to gaps that the wrinkles in the membrane produce. Furthermore, quality roofing services providers must fuse these seams with the right equipment and methods to achieve high-quality and long-lasting results.

Weathering

The weather will shrink the membrane roof and make them brittle over time. Ultraviolet (UV) rays from the sun wear out membrane roofs, while rain, snow, hail and extreme weather conditions cause long-term damage. Most materials only show weathering as they reach the end of their lifespan. That said, consult your contractor if a newly installed membrane is showing signs of weathering early.

Insulation

Poorly installed insulation will cause membrane warping. The insulation material will create a hump that pulls against the seams and causes tears across wide areas of the membrane. Get your insulation fixed by a professional contractor before the insulation causes severe roof damage.

A well-installed membrane roof will have a long-term lifespan and protect your property from the elements. You’ve invested in the best materials, so be sure to only work with local roofing contractors who are experienced and knowledgeable in installing membrane roofs – such as Balken Roofing.
