4 Signs That Your Commercial Roof Needs Fixing

You shouldn’t only schedule a roof inspection or repair when you see a leak. You should set up regular inspections, but your commercial roof still might need fixing between routine checkups.

So, how do you know when you need to seek roof repair service? If your commercial roof is displaying these signs, then you need to contact a roofing contractor ASAP.

  1. Pooling Water

Low-slope roofs are universally less efficient when it comes to drainage, but it doesn’t mean standing water is normal or even acceptable. Despite its low pitch, your flat roof is designed with outlets to channel the water safely to the ground. If you notice pooling water after a storm, call a roofer immediately.

The problem is often due to clogging. The buildup blocking the flow of water must be addressed ASAP if you are to prevent significant moisture damage. According to the National Roofing Contractors Association, deep pools, or those at least one-inch high, can weigh about 5.2 pounds per square foot. Procrastinating the repair can result in collapse and force you to spend money on costly a roof replacement.

  1. Billowing

There’s a reason why single-ply roofing membranes, regardless of the formulation, must stick to the substrate at all the time. Balken Roofing knows that any adherence issue increases the chances of blow-offs. Billowing could lead to major issues during a storm.

  1. Abrasion

Flawless commercial roof installation can prevent many problems, but not punctures. They happen due to regular foot traffic, wildlife and impact by hail, dropped equipment and airborne debris. Although it’s impossible to stop abrasions, you can catch it early enough with a cursory assessment before it becomes a bigger headache.

  1. Failed Flashing

Flashings waterproof the gaps around penetrations and seams in your roof. They weather over time and can be pulled away from the wall due to shrinkage of roofing materials. Any flashing problem is an invitation to water intrusion.

Schedule repair projects in a timely manner to prolong your commercial roofing system’s service life for as long as possible. Call Balken Roofing at (828) 662-3027 now to discuss your roof maintenance needs, and receive a free estimate in Hendersonville, NC.
